What to look for in a Florida brokerage in 2026
Brokerage choice is the single biggest lever on your earnings as an agent. Here's the eight-point checklist most agents wish they'd had before they signed their first contract.
Picking a brokerage is mostly a vibes-based decision in the industry — "I liked the broker," "My friend's there," "The office is close." Those reasons aren't wrong, but they're rarely the ones that determine whether you net $40K or $140K in year one.
The eight-point checklist
- Total cost at zero deals. The number you owe before you sell anything.
- Total cost per closing. Per-side transaction fees, E&O charges, anything per-deal.
- Real split structure. Not the headline — the actual split on dollar 1, 50K, 200K of GCI.
- Lead flow. Do leads come to the brokerage, do you generate your own, or is it a mix?
- Tech stack actually integrated. CRM, MLS, lead capture, transaction coordination — or three separate apps you stitch together?
- Training and mentorship. New-agent program, mentor track, or sink-or-swim?
- Support staff. Human TCs, marketing ops, open-house coverage?
- Brand strength in your target market. Will the brokerage name help you win listings?
Red flags
- "We don't do per-deal breakdowns" — they don't want you to do the math.
- "Graduated splits" — translation: you start at 70/30 and only hit 100% after a high cap most agents never reach.
- "It depends" answers to total annual cost — opacity is the tell.
- No clear escalation path when a transaction goes sideways.
- A 90-day non-compete if you leave (rare in FL but worth asking about).
Green flags
- Writes down all costs at three production levels before you ask.
- Lets you talk to current agents without a chaperone.
- Shows you the actual tech stack on a live call (not a screenshot demo).
- Has a clear answer to "what do I do at 5pm Friday when the lender is silent?"
- Caps the annual broker take — predictable downside.
